Arden's 9665 Wilshire property located at 9665 Wilshire Boulevard, Beverly Hills, California, is a 158,684 rentable square foot building which is 98% occupied. As part of the company's ongoing energy efficiency program, 9665 Wilshire, constructed in 1972, was chosen as a candidate for the installation of a new Energy Management System. Other upgrades include a building wide lighting retrofit, Carbon Monoxide monitoring system and the installation of Variable Frequency Drives on all major equipment including one of the two York centrifugal chillers. The mechanical retrofit at this building completely changed the cooling system from the original direct expansion system to a chilled water design. A typical Arden lighting retrofit was accomplished by replacing T-12 light tubes with T-8 light tubes and installing electronic ballasts. All the incandescent and fluorescent exit signs were replaced with LED exit signs using only two watts per fixture. Also installed were occupancy sensors throughout the building to reduce unoccupied lighting energy. The carbon monoxide monitoring system provide the fan systems with better control allowing them to provide better ventilation in the parking garage while reducing excess energy consumption. The Andover Energy ManagementSystem installed controls all fan operation, chiller loading, load shedding, start/stop timing, highly energy efficient variable volume pumping, high efficiency motors, chilled and condenser water temperature. We control and reset the supply air temperature as well as the static pressure (through variable speed drive control).

Arden's engineering department recognizes the financial impact of electrical demand charges, and as such, targets their operation towards peak demand reduction. By monitoring electrical demand levels and establishing a peak target, the energy management systems are programmed to selectively reset equipment to keep the demand within defined limits while never compromising occupant comfort.
The payback for these initiatives is approximately three and a half years with a marked increase in tenant satisfaction and comfort.
In a continuing effort to reduce operating costs, optimum start and stop times have resulted in a further reduction of energy.
