HVAC--The building is equipped with an advanced, software-based energy management system (EMS) that minimizes energy consumption through precise temperature and equipment controls. The system features off-site HVAC monitoring for faster after-hours control and a temperature reset program that allows the chiller to load and unload according to the reset limit set points.
Two 570-ton, high-efficiency chillers that run on an environmentally safe refrigerant were retrofitted in 1997. In 2004, the original pump, fan, and air handler motors were replaced with NEMA premium efficient motors. Variable frequency drive (VFD) units have been installed on all 23 air handling units, two cooling tower fan motors, and three garage exhaust fan motors. Just utilizing the garage VFD exhaust fan saves approximately $75,000 annually in energy costs.
Lighting--In 2002, all incandescent bulbs and T-12 lights were replaced with fluorescent bulbs and T-8 lights, respectively. In 2005, 6500 Wilshire achieved further lighting efficiency by replacing 480 16-watt exit light bulbs with 8-watt bulbs. All current tenant improvements utilize T8 bulbs and electric ballasts, and incandescent bulbs are prohibited in the building. Tenant spaces and restrooms feature motion sensor controls for lighting, and exterior lighting is controlled by photoelectric sensors.
Other--The team at 6500 Wilshire takes a collaborative approach to leasing that maintains the integrity of their energy management program. The chief engineer, property manager, and leasing agent communicate regarding potential leases; ultimately, the chief engineer must approve all leases before they can go into effect. This approach is bolstered by regulations specifying that tenants will not waste electricity or water, and requesting their agreement to cooperate with 6500 Wilshire's energy efficiency efforts.
To further reduce the building's environmental footprint, 6500 Wilshire provides its tenants a convenient recycling program. In addition to typical recyclables like cardboard, the building management team facilitates tenants' recycling of potentially hazardous items such as light bulbs, batteries, and computers. Further, water-saving flush valves in restrooms help the property make more efficient use of water resources.
Communications:
6500 Wilshire is regularly recognized for its beauty, efficiency, and world class operations. The building won the Office Building of the Year (TOBY) award in 2002, 2003, and 2004 from the Building Owners and Managers Association (BOMA). 6500 Wilshire has also earned the ENERGY STAR for superior energy performance every year since 2002. These awards are proudly displayed in the building's lobby.
