One Twelfth at Twelfth is a more than 480,000-square-foot campus of three six-story office buildings at the entrance to Bellevue's Central Business District. Designed by MulvannyG2 Architects, the property is clad in red brick and pre-cast concrete, with a curtain wall of glass and aluminum. The property's urban campus aesthetic is enhanced through the use of exclusively underground parking and a landscape design that includes tree-lined pathways, a central plaza, and pedestrian arcades offering dramatic views of Mt. Rainier to the south and the Cascade Mountains to the west. Completed in 2001, the property is owned by Principal Real Estate Investors and managed by KG Investment Management.

One Twelfth at Twelfth North earned the ENERGY STAR as a result of both property features and strategic energy management. A Direct Digital Control system allows the control of all building lighting, allowing, for example, the reduction of decorative lighting intensity after hours. One Twelfth at Twelfth's climate control systems take advantage of the generally cool western-Washington climate through 100 percent outside air economizer capabilities, allowing management to reduce the use of mechanical cooling when weather conditions permit. In addition, the design of building ductwork allows the staged use of air handling units (AHUs) on a precise as-needed basis after hours. Finally, building management can close portions of the underground parking structure during low-occupancy periods, saving energy on lighting and ventilation.

In 2011, the building achieved LEED GOLD certification under the LEED Existing Building Operations and Maintenance program, further establishing this building as a market leader in sustainable operating practices.
