Hines is the owner and manager of 6140 Stoneridge, a five-story, 191,628-square-foot office building in the five-building Stoneridge Corporate Plaza, an office park in the eastern San Francisco Bay Area's Tri-Valley submarket. In addition to its excellent suburban location, adjacent to the Stoneridge Mall and well served by road access, Stoneridge Corporate Plaza also will be conveniently served by a future BART station, nearby. Stoneridge Corporate Plaza's setting is another significant tenant amenity. It features a landscaped two-acre park, dedicated as public open space as well as fountains, streams, and gathering places. Designed by Pacific Urban Design and Hoover Associates, 6140 Stoneridge was completed in 1986.
An ENERGY STAR label was achieved for 6140 Stoneridge due to energy-efficient features and energy-conscious management. On the HVAC side, variable frequency drives (VFDs) are used on air handling units throughout the building, allowing them to operate at levels closely corresponding to demand, and an outside air lockout feature on the boilers saves energy as well. In addition, building managers operate 6140 Stoneridge's HVAC systems at maximum efficiency by monitoring weather conditions and setting operating times and temperature setpoints accordingly. Finally, a computerized building management control system (BMCS) allows building engineers to monitor and operate 6140 Stoneridge's ancillary systems as efficiently as possible.
