Arden's Norwalk Corporate Plaza located at 12501 Imperial Highway in the city of Norwalk, California is a 122,175 rentable square foot, six-story office building that is 88% occupied. Norwalk Corporate Plaza was constructed in 1978. When Norwalk Corporate Plaza was purchased by Arden, we found that there were numerous problems related to the HVAC system. Among the problems found were: an inoperable pneumatic control system, an out of balance air distribution system, return air restrictions throughout ceiling plenums, evaporative condenser scaled beyond repair, an inoperable economizer system, and inoperable return air, outside air and exhaust dampers. A major retrofit was required to get the HVAC system operating efficiently.
First, the ceiling plenums were inspected and all obstructions removed that were inhibiting air flow back to the return air shaft. Dampers were installed and/or enlarged where needed. Next, two 30 horsepower vane axial return fans were installed to help raise the return air static pressure. The evaporative condenser was replaced with a more efficient type. Variable Frequency Drives were installed to control the fan speed of the 3 supply air fans and 2 return air fans. A variable frequency drive is also used to control the fan speed on the evaporative condenser. All inoperable dampers were replaced. A new EMS system was installed to control the operation of the refrigeration compressors, evaporative condenser, static pressure, economizer system and air delivery systems.
Additionally, a lighting retrofit was accomplished at the property. The retrofit consisted of replacing the existing F-40 lamps with high efficiency T-8 lamps, removing one lamp from the three tube fixtures, installing reflectors, energy efficient ballasts and occupancy sensors.

Arden Realty has also completed seven cogeneration plants and one solar photovoltaic array with a total capacity of three megawatts.
