Owned and managed by Hines, 720 Olive Way is a 20-story, 300,000-square-foot office tower in the heart of Seattle's Central Business District. Built in 1981, with a full renovation in 1997 and an additional extensive upgrade in 2005, the building was designed by the venerable Seattle firm of Naramore, Bain, Brady & Johanson. Its red-brick exterior is complemented by a dramatic lobby atrium including ample natural light, greenery, and elegant surface finishes. Other amenities include flexible, column-free floor plates; on-site underground parking; dramatic views of Elliott Bay, the mountains of the Olympic Peninsula, and Lake Union; and a location near numerous retail and residential amenities.


720 Olive Way earned the ENERGY STAR for superior energy performance as a result of upgrades, optimized building operation, and active energy management. One major upgrade replaced all T12 lamps in the building with high-efficiency T8 lamps and ballasts--saving more than 1.1 million kilowatt hours per year. Other planned upgrades include the installation of occupancy sensors in select tenant areas and the addition of zoned HVAC controls for individual floors. On the management side, property engineers at 720 Olive Way monitor energy consumption and conduct regular performance testing on mechanical components such as chillers and fan boxes.
