The 4300 Centreway Place building is a three-story, Class A office located in Arlington, Texas. The building is equipped with six unitary air handlers with condenser water coil economizers and variable frequency drives (VFDs). Low-cost analog temperature controls have been added to the existing outside air supply fans and dampers to maximize the energy savings during free cooling availability. This has allowed the facility to gain optimal efficiency from the existing building systems and equipment. The current energy management system (EMS) has been utilized to obtain the greatest energy savings possible, utilizing off-hours temperature set-backs, equipment time schedules, and free cooling economizers.
Over the last 3 years of making successive adjustments and fine-tuning the way building systems are operated, the property's ENERGY STAR rating has improved by 14 points, while energy intensity has been reduced by 19 percent. This has been achieved at a minimum expense by optimizing the existing mechanical equipment to function at its highest level of efficiency, as well as adding low-cost analog automation controls to previously manually operated equipment.
