Built in 1927, 211 West Wacker Drive was designed by Holabird & Root in the Art Deco style. The building serves as an excellent example of the architect's signature design of locating massive columns low on the fa�ade and smaller columns repeated near the building's top. A relatively small building among the behemoths along Wacker Drive, 211 West Wacker is finding a new identity as the first institutional grade "Loop" office property to be converted from a rental to an office condominium. This new property type is creating a distinctive identity for 211 West Wacker in the Chicago office markets.
The building has undergone a series of renovation projects over the years. During 1984, the building was completely renovated, including the installation of new windows, elevators, and air-conditioning systems. Currently, 211 West Wacker is pursuing Leadership in Energy and Environmental Design (LEED) certification, and one of the requirements of LEED is to obtain the building's energy performance rating using EPA's Portfolio Manager. To achieve a noteworthy and sufficient rating, the building management has, over several years, strategically upgraded various capital components, such as the windows, boilers, chillers, cooling towers, and the building automation system. It has also added variable frequency drives (VFDs) to the air handling equipment. These upgrades have increased the energy efficiency of the building, enabling 211 West Wacker to earn the ENERGY STAR for superior energy performance in 2009.
