Owned by TIAA-CREF and Managed by Transwestern, Capital Gateway I, located at 6700 Rockledge Drive in Bethesda, MD, is the first of a two-building, 13.5-acre office development in North Bethesda. Capital Gateway I is a 300,000-square-foot, five-story building designed by the renowned firm of Pei Cobb Freed & Partners. In addition to the property's strikingly simple exterior, it includes a central courtyard with a stone fountain, paper birch trees, and teak benches.

As a result of a program of retrofitting and energy conscious building management, Capital Gateway I earned the ENERGY STAR for superior energy performance. Lighting in common and tenant spaces are controlled by dual-technology motion sensors, using both ultrasonic and infrared motion sensors to help minimize unnecessary lighting operation. This emphasis on reducing unnecessary energy consumption extends to the property's HVAC systems as well, with variable frequency drives (VFDs) controlling the operation of cooling tower fans and condenser pumps, while demand limiters are used to cycle compressors during periods of peak demand. VFDs are also used in the domestic water pump, helping to ensure that its operation closely accrues to actual demand. The same principle is at work in the parking garage, where carbon monoxide sensors control the operation of exhaust fans. Proactive building management, aided by a sophisticated building management system, deserves a good portion of the credit as well.

In January 2008, a high efficiency sand filter system was installed to reduce the particle size in the condenser water system. This, coupled with an ultraviolet (UV) light system has reduced the property's chemical usage, further preserving local waterways. It has also improved water quality, which has resulted in a significant reduction in energy consumption of the building's HVAC system.

In 2009, VFDs where installed on the outside air fans along with rebalancing to further reduce the energy usage.
