Standing prominently along the Hudson River in the TriBeCa neighborhood of Manhattan, 388 Greenwich Street is a 39-story building consisting of 1.87 million square feet and approximately 6,500 seats. The building itself houses a fitness center, medical center, conferencing center, backup childcare facility, financial center, and full-service dining facilities. The building is within close proximity to several MTA subway trains, as well as numerous shuttle services operating among Citi's many New York Metro office buildings.

 

The building earned its first ENERGY STAR for superior energy performance in 2008 and qualified again in 2009. 

 

The following is a list of energy saving initiatives that were undertaken to improve energy efficiency:

 

-- Portable space heaters were removed. These heaters consume a significant amount of power and are a fire hazard. Removing space heaters throughout the building reduced electric consumption, reduced HVAC cooling loads, and freed up electrical capacity without having to do invasive/expensive construction.

 

-- Lighting control systems were re-zoned. This permits the building to consume less power by lighting much smaller areas for users working after hours.

 

-- Steam trap monitoring was installed. Steam trap monitoring alerts the energy management team when the equipment (stream traps) is failing earlier than a typical trap inspection. This prevents steam from being wasted. Steam traps are valves regulating and releasing condensed steam, thus preserving non-condensed steam in the system.

 

-- Variable Frequency Drives (VFDs) were installed on all cooling tower and HVAC supply fans. VFDs regulate the speed of the fan motors.  As a result, electrical consumption is reduced by the motors in the fans, optimizing the operation of the HVAC system.

 

-- 3M filters were installed, which are high efficiency filters that provide less of a pressure drop across the filter media without a reduction in the filtration performance.  This reduces the work performed by the motors and lowers electrical consumption.

 

-- Motion sensors were installed throughout the building. This upgrade allows for lighting to turn off when an area is not in use.

 

-- The temperature set points were adjusted. By raising temperatures in the summer and lowering them in the winter, the energy management team reduced the workload on the mechanical systems. This reduction equates to lower energy consumption.
