1828 L St NW is a 313,000-square-foot office building located in Washington, DC's premier "K Street" office district. This 12-story building is just steps away from residential buildings, hotels, restaurants, and the Farragut North Metro station. It includes approximately 135,000 square feet of underground parking and ground floor retail, including restaurants, coffee shops, and a members-only gym. The building's tenants are professional in nature, such as trade organizations and consulting firms.

Since 2004, The Tower Companies has replaced most of the air handling units (AHUs) in the building. In addition, timing and operations of the boilers and chillers were optimized to reduce energy use while meeting building demand loads. New cooling towers were installed in the last decade.

Lighting consists primarily of T-8 and T-5 fluorescent lamps, MR16 lamps, compact fluorescent lamps (CFLs), and some incandescent lamps. Fluorescent fixtures have high efficiency instant-start electronic ballasts. The heating, ventilation, and air conditioning (HVAC) system includes floor-by-floor AHUs that use chilled water coils supplied by a central plant. The perimeter of the building is cooled and heated by individual fan coil units.

The HVAC system includes mostly original equipment, aside from the AHUs and some fan coil units. The chilled water system operates whenever cooling is demanded by the AHUs. Chilled water is provided by two Trane 480-ton chillers that are approximately 40 years old. Two new stainless steel cooling towers have been recently installed. The boilers are original and are approximately 40 years old.

The new AHUs have variable speed fans. Return air is drawn through the plenum to the mechanical room, which serves as a mixing box. Outside air is drawn into each unit through a common stack and mixed with the return air prior to entering the AHU. Cooling is provided by the central chilled water loop. Space temperature setpoints are typically 72?F. Most existing AHUs have two 5-HP motors.

The long term goal of The Tower Companies is to continue making upgrades to the building, including the replacement of the chillers and boilers, improvements to the building control systems, and upgrades to the building envelope.
