One West Fourth earned the ENERGY STAR for superior energy performance in July 2008 and July 2009, and re-qualified in September 2010. Energy-saving and green features include:

 

-- Variable frequency drives (VFDs), high-efficiency motors, and a 360-ton screw chiller for smaller loads and a 760-ton centrifugal chiller for larger loads. 

-- VAV system consisting of chilled water supplied to individual air-handling units located on each floor. Each floor is divided into four zones, so for after-hours HVAC, just one zone can be run if needed. 

-- State-of-the-art HVAC energy management controls system, which is Internet-accessible with night set-back.

-- Low-flow toilets.

-- Energy-efficient exterior windows.

-- Energy-efficient bulbs and ballasts, including in the parking deck.

-- All vendors, janitorial, HVAC, pest control, etc., use only green products.

-- Recycling program for aluminum cans, cardboard, white paper, fluorescent bulbs, and plastic bottles.

-- Mass transit system located next door for tenant use.

-- Bicycle racks installed in the parking deck for tenant use.

-- Participation in Earth Hour every year.
