Owned by 1350 I Street Associates and managed by Edge Fund Advisors, 1350 I Street is a 12-story and one concourse-level, Class "A" trophy office building located three blocks northeast of the White House in the premier "East End" office market of downtown Washington, D.C. The property was developed in 1989 of the highest-grade construction materials and designed by Manulife Financial, a leading Canadian global financial services firm, for its own portfolio. The property has four levels of parking with excellent vehicular access via 14th and I Streets, as well as great access to public transportation that is directly across 14th Street at the McPherson Square Metrorail Station and within three blocks of Metro Center, the central terminal of the Metropolitan Rapid Transit System.

1350 I Street overlooks Franklin Square Park, one of the largest public parks in the city. The building's 2-story atrium interior is faced with a cascading system of clear glass, which infuses the building lobby with daylight and views of the splendid urban park setting. The building features first-class tenant amenities, including a fitness center and a conference center on the concourse level and a rooftop terrace. The 5,379-square-foot fitness center features full-service men's and women's locker rooms and is staffed with a personal trainer. The conference facility provides tenants with three conference rooms equipped with catering and kitchen facilities. The rooftop terrace, furnished with tables and chairs, overlooks Franklin Square Park and is available to all tenants of the building.

Located in the penthouse, a central chilled water plant, equipped with two 600-ton and one 150-ton chillers, provides chilled water to two air handler units located on each floor. Variable frequency drives (VFDs) have been added to all air handler fan motors and cooling tower fan motors. T-8 light fixtures with 25-watt light bulbs have been installed throughout the building along with motion sensors in most locations. The combination pneumatic and direct digital controls (DDCs) are currently being repaired and calibrated to improve efficiency. Current management has discovered and rectified inefficiencies with the control sequences and operation of the chiller plant and air handling units. Inoperable and malfunctioning variable air volume (VAV) terminals have been repaired with new parts and calibrated. Twenty percent of the VAV terminals have been retrofitted to DDC. Current plans are to continue to upgrade the HVAC systems to improve equipment efficiencies and reduce energy consumption. A new computerized work order and preventive maintenance system has been implemented to improve equipment reliability.
