Managed by KG Investment Management, the South Building at One Twelfth at Twelfth is the southernmost of three buildings that make up this campus in Bellevue, Washington. Designed by MulvannyG2 architects, the South Building at One Twelfth at Twelfth is a six-story, 173,000-square-foot office building, clad in a combination of red brick and precast concrete with a striking glass and aluminum curtain wall. Located at the entrance to Bellevue's central business district with views of the Cascade Mountains and Mount Rainier, One Twelfth at Twelfth also offers its tenants a landscaped campus setting with a central plaza and pedestrian arcadesa and parking conveniently located below grade.
The South Building at One Twelfth at Twelfth earned the ENERGY STAR as a result of an energy conservation program that takes advantage of sophisticated energy management techniques and controls, as well as the area's climate. HVAC management is aided by the generally cool weather in Bellevue, with a 100 percent outside-air economizer capability allowing management to reduce the use of mechanical cooling when conditions permit. The use of staged air handling units is also helpful, allowing them to operate at precise as-needed levels outside of working hours. On the illumination side, two automated lighting control systems ? one controlled by occupancy sensors and the other by a phone-based on-demand system ? minimize unnecessary lighting use. A direct digital control system further allows the reduction of decorative lighting intensity after hours.
