World Trade Center North is a Class A office building in Seattle, WA, offering approximately 133,177 square feet of rentable space. Built in 2000, World Trade Center North is located on the Seattle Waterfront and is fully leased to a single tenant.

An emphasis on energy management and sustainability is standard practice at World Trade Center North. The Wright Runstad & Company management team continually applies no- and low-cost energy efficiency measures including an enhanced preventative maintenance program, optimizing HVAC start/stop times, and engaging janitorial and security staff to turn off unneeded lights. The property has implemented a strategy for shutting off the HVAC early on Fridays before the tenants leave which has resulted in noticeable energy savings.

As part of ongoing energy management efforts, several upgrades have been completed. Lighting has been upgraded in a number of areas including the loading dock and elevator cabs, and motion sensors have been added to the stairwells. Other projects contributing to the high energy performance rating include an upgrade to the energy management system (EMS) and the addition of variable speed drives on HVAC equipment. Additionally, the property has a robust recycling program and participates in commercial composting.

World Trade Center North received the 2nd place award for Greatest Improvement in Performance in the BOMA Kilowatt Crackdown, which recognizes Puget Sound-area office buildings that have achieved a superior level of energy efficiency.

Building owner TIAA-CREF, an ENERGY STAR Partner of the Year award winner in multiple years, has a strong commitment to energy management and has set portfolio-wide goals for energy-efficient buildings.
