Millennium Corporate Park Building B in Redmond, Washington is a 2-story commercial office building whose tenants include high profile technology companies, corporate offices, and administrative workspaces. The building, constructed in1999, is owned by Teacher's Insurance and Annuity Association and managed by CB Richard Ellis. Recognizing the potential to improve the building's energy and financial performance, Teachers Insurance and Annuity Association and CB Richard Ellis turned to the proven strategy of EPA's ENERGY STAR program in 2007 for the tools and resources necessary to help achieve superior energy performance.

As a first step, the CB Richard Ellis management team sought to assess Millennium Corporate Park Building B's baseline energy performance and to pursue the efficiency gains that could be accomplished through improved operations, maintenance, and other low-cost practices. Initial benchmarking in 2007 using the ENERGY STAR Portfolio Manager tool returned a baseline score of 73--above the national average, but still not high enough to earn the ENERGY STAR. The implementation of a regular preventive maintenance program (including HVAC filter replacement, optimized HVAC scheduling, damper adjustment, and seasonal thermostat recalibration) is expected to reduce energy consumption compared to "business as usual"--all while taking place within the context of the building staff's regular O&M responsibilities.

In 2009, only 2 years after its initial benchmarking, Millennium Corporate Park Building B earned the ENERGY STAR for superior energy performance by achieving a 76 energy performace score in Portfolio Manager.

Millennium Corporate Park Building B's owners and managers are also reaching out to employees and tenants in order to spread the word that energy efficiency is good for the bottom line as well as good for the environment. Each year, Teacher's Insurance and Annuity Association and CB Richard Ellis strive to implement new strategies to effectively reduce energy consumption and waste throughout their portfolio.

Communications:

In 2009, our energy awareness activities included quarterly conservation newsletters for all staff and building employees; support and partnering with the Greater Redmond Transportation Association to encourage commuting options with less environmental impact; and an informational compact fluorescent light bulb giveaway sponsored by the building ownership to encourage employees to support energy and cost saving lighting options in the office and at home.

CB Richard Ellis will display the ENERGY STAR plaque in the building's lobby.
