Nazareth Hospital is a 539,000 sqft acute care hospital located in Northeast Philadelphia, PA that provides surgery, in and outpatient clinics, ICU, imaging and other medical functions. The Hospital is an award winning facility providing high quality care in the area. The Hospital, originally constructed in 1939, is owned by the Mercy Health System, a member of Catholic Health East (CHE).
Recognizing the potential to improve the energy and financial performance of the Hospital, H2O Applied Technologies,LLC an ENERGY STAR Partner, used the EPA's ENERGY STAR program to benchmark the energy performance of the hospital. The initial baseline rating was 51, an average performing community hospital.
The contract used off-balance sheet financing with design, installation, and funding provided by H2O Applied Technologies, LLC.
By installing a wide range of energy conservation systems and equipment to make the hospital more energy efficient, the facility is saving over $950,000 per year in energy and water costs.
As part of the project, a number of successful energy performance improvements have been employed, including:
Chiller Replacement: The Hospital had old absorption chillers that were not of sufficient capacity to meet future needs. Plans for future expansion and limited redundancy concerned facilities management. H2O Applied Technologies replaced 2-400 ton absorption chillers with 2-600 ton high efficiency electric centrifugal chillers providing extra capacity and increased electric efficiency. The new chillers were equipped with upgraded control systems, VFDs, and high efficiency pumps.
Valve, Fitting and Pipe Insulation: As part of the Energy Audit, it was noted that many steam valves and fittings were uninsulated in the mechanical rooms. By installing energy-saving blanket systems on these valves, the Hospital has saved over 1000 MMBtu per year.
HVAC Controls Improvements: Installation of VFD's and the development of a control sequence were used to shut off or slow the AHUs in certain areas of the hospital during unoccupied hours. The EMS computer controls were also upgraded to provide further management by the facilities staff.
Steam Trap Repair and Replacement: A comprehensive steam trap survey was completed at the Hospital. Steam traps that were found to be failed open or plugged were repaired or replaced. Along with the steam traps, steam condensate leaks were repaired.
In addition to the energy upgrades, a complete water audit was completed by H2O Applied Technologies that resulted in retrofit of steam sterilizers to reduce water used for steam condensate tempering, and replacing or upgrading toilets, urinals, and sink faucets resulting in a savings of 1.8 Million gallons of water per year.
One year after initial baseline benchmarking and six months after the project was complete; the Hospital earned the ENERGY STAR by achieving a rating of 80 in Portfolio Manager. This dramatic increase in energy efficiency translates into real savings for hospital.
