Cincinnati Financial Corporation currently stands among the nation’s top 25 property casualty insurer groups based on direct written premiums. Approximately 2,800 associates at the company’s headquarters building support nearly 1,300 associates in field locations, working together to serve the independent insurance agencies that market the company’s business, home, automobile, and life insurance policies in 39 states.
The company broke ground in 1985 for its current home in Fairfield, Ohio. Cincinnati Financial Corporation’s headquarters is comprised of three towers, each with nine floors. Tower I was constructed in 1985, Tower II was completed in 1999, and Tower III was completed in 2008. The towers are connected by interior bridges and corridors.
Beginning with the construction of Tower II, and continuing with Tower III, the company’s energy conservation measures advanced through engineering, procurement, and installation of energy efficient equipment, including:
-- High-efficiency centrifugal chillers
-- Variable speed drives for HVAC equipment
-- Zoned variable air volume units
The HVAC systems of Towers II and III are fully automated through the energy management system (EMS), and Tower I is pneumatically controlled. Tower II and Tower III were engineered and constructed to provide opportunities for energy savings, and the company recognized the need to update Tower I to improve energy efficiency. In 2010, facility managers replaced large, inefficient air-handling unit (AHU) fan motors with fan walls of multiple, smaller horsepower motors equipped with variable speed drive (VSD) controls. This measure improved energy efficiency and provided an N+1 tier for the fans in these units.
In December 2011, the facility participated in the 2011 Kilowatt Crackdown with Duke Energy to further expand its knowledge and explore energy saving opportunities. This involvement introduced the company to the ENERGY STAR Portfolio Manager tool, which was used for the initial benchmarking of the facility, resulting in a baseline energy performance score of 78. Since the initial benchmarking, the facility’s energy efficiency has improved by approximately 1 percent, and its rating has increased to a 79. This positive baseline score, as well as the improved score, are both a result of the design and engineering of the buildings; the optimized use of the facility’s equipment and EMS; and the use of reputable resources for education, information, and the continued exploration of energy reduction initiatives. ENERGY STAR Portfolio Manager is one of several resources upon which facility managers at Cincinnati Financial Corporation rely.
In 2011, facility managers also explored many prospective green initiatives and completed cost-benefit analyses for several energy-saving projects:
-- Retrofitting Tower I pneumatic HVAC controls with direct digital controls (DDC)
-- Replacing a higher-horsepower (hp) AHU fan motor in Tower 1 with a fan wall of multiple lower-hp motors with VSD
-- Upgrading the DDC controls in Tower II
-- Installing approximately 98,000 square feet of solar tint window film
-- Upgrading the EMS to a more updated version
Cincinnati Financial Corporation anticipates moving forward with the above projects and realizing significant reductions in its energy usage and costs.
In March 2012, a water side economizer was installed to provide free cooling for the entire building during the winter months. This measure is projected to achieve an improvement in energy efficiency of more than 221,000 kWh, as well as an annual energy cost savings of approximately $17,000.
Presently, the electrical switchgear for Tower I is undergoing replacement. The new gear will provide sub-metering capabilities, enabling facility managers to monitor specific high-end usage more accurately. The company will continue to use all available resources in its endeavors to improve its energy efficiency, with the goal of qualifying for LEED certification in the coming years. Cincinnati Financial Corporation anticipates moving forward with these projects and realizing significant reductions in its energy usage and costs.
