Hines is the owner and property manager of One Northwestern Plaza, a 13-story, 240,000-square-foot office tower conveniently located at the intersection of I-696 and the M-10 Lodge Freeway. Designed by Solomon, Cordwell, and Buenz & Associates, One Northwestern Plaza was completed in 1989. The building is distinguished by an exterior clad in striking bands of reflective glass and a three-level roofline. An expansive two-story atrium is located at the entry level as well as retail amenities.

One Northwestern Plaza earned the ENERGY STAR for superior energy performance largely because of original building features; however, selective retrofits have also been performed. Variable frequency drives (VFDs) are employed in air handling units, to help ensure that they operate at levels commensurate with actual demand. New air dampers were installed in the air handling units, and air exfiltration has been reduced at the top of the building. Proactive building management is another reason the building qualified for the ENERGY STAR. For example, when One Northwestern Plaza nears peak demand levels, a load-shedding program helps to selectively reduce the building's overall electric consumption.
