Developed, owned, and managed by Boston Properties, 111 Huntington Avenue is a 36-story Class A Office building. Located on the south side of the Prudential Center complex in the heart of Boston's Back Bay, with frontage along Huntington Avenue and Belvidere Street, 111 Huntington Avenue is the latest addition to the Prudential Center, a 3.2-million-square-foot mixed-use urban center composed of 2.6 million square feet of office space and more than 600,000 square feet of retail space. The complex provides direct access to the Massachusetts Turnpike and the MBTA Green Line, and hosts the largest parking garage in New England, with over 3,600 parking spaces. With its elegant top, 111 Huntington Avenue is an important landmark on the Boston skyline.

ENERGY STAR certification for 111 Huntington Avenue is a result of the efforts taken in the design, commissioning, and operation of this facility. Energy efficiency measures include: T-8 lighting with electronic ballast, premium efficiency motors, high efficiency centrifugal chilled water system equipped with variable frequency drives (VFDs) on the chiller, chilled and condenser water pumps, and the cooling tower fans. In addition, the Central Plant utilizes plate and frame heat exchangers to provide cooling to the building without the use of mechanical cooling when the temperature drops below 55 degrees. VFDs have also been installed on the domestic water booster pumps and the hot water primary pumps. The energy-efficient air distribution system utilizes VFD-controlled air handling units with variable air volume (VAV terminal boxes. A state-of-the-art energy management system is used to control exterior and common area lighting as well as the building HVAC system.
