One Main Street owned and managed by RREEF is an 18-story, 471,600-square-foot high rise office tower, and one of two towers making up the Riverfront Office Park. On the banks of the Charles River, within walking distance of the MIT campus, and two blocks from the Kendall Square Red Line subway stop, One Main Street is a convenient, business- and tenant-friendly office property. It has significant on-site amenities, including a conference center, a cafeteria, a fitness center and a 646-space parking garage. The design, by Cambridge Seven Associates, also maximizes views of the river and the Boston skyline.
One Main Street earned the ENERGY STAR partly as the result of energy-efficient features of its original 1986 design, including thermally insulated windows, curtain walls and roof. In addition, an energy management system installed in 2001 has enabled property managers to make operational changes to the HVAC system that both improved tenant comfort levels and minimized energy consumption. The installation of open- and closed-loop condenser water pumps and variable frequency drives (VFDs) on cooling tower fans further improved energy efficiency. Chilly winter weather allows for the use of a makeup air distribution system, removing heat from the condenser water by bypassing the boilers and cooling towers and sending water directly to the outside air coil. Finally, interior lighting in common areas was retrofitted to operate with high-efficiency lamps and occupancy sensors.
