Arden's Crown Cabot Financial Center located at 28202 Cabot Road, Laguna Niguel, California is a 172,900 rentable square foot, six story office building that is 88% occupied. As part of the company's ongoing energy efficiency program, Crown Cabot Financial Center, constructed in 1989, was chosen as a candidate for the installation of a new Energy Management System to control the 150 split system heat pumps that provide the air conditioning at the property. Until the installation of this system, the heat pumps operated via tenant controlled by-pass timer  switches. Often, the misuse of these switches caused the heat pumps to operate well beyond the hours required to provide tenant comfort. The installation of the Energy Management System allowed the building personnel to set the start/stop schedule to normal business hours of operation. Tenants can get after hours air conditioning via a telephone modem. This installation has significantly reduced electrical consumption at the property.

Additionally, a partial lighting retrofit was accomplished at the property. The building was already equipped with T-8 lamps so to increase the efficiency of the lighting system, new high efficiency ballasts were installed throughout the building. Furthermore, new occupancy sensors were added to the system.

In a continuing effort to reduce operating costs, optimum start and stop times have resulted in a further reduction of energy.
