Key Center is a 62-story, Class A office building located in Cleveland, Ohio. The building, originally constructed in 1991, is managed by Jacobs Real Estate Services LLC. Key Tower, visible from up to 20 miles away, is the tallest building in Ohio, the tallest structure between New York and Chicago, and among the 50 tallest office towers in the world.
Key Center utilizes environmentally sensitive building exterior and site hardscape management practices. Environmentally harmful maintenance equipment was replaced with lower-impact alternatives. Bio-degradable and non-toxic products will be used for de-icing and snow removal. Conventional fertilizers are banned, and instead, preventative measures, such as mulching or composting, will be used.
Low-flow retrofit kits were installed on all of the water faucets. By installing faucet aerators in all of its restrooms, Key Tower's overall water consumption has dropped by more than 30 percent. Key Tower also cuts back on the amount of water used for irrigation purposes by utilizing native plants in its landscaping design.
Key Center has a comprehensive, systematic commissioning process to understand the operation of the major energy-using systems in the building, identify options for optimizing energy efficiency performance, and achieve energy and maintenance savings by making low-cost and no-cost improvements. Energy savings from improvements to the equipment and system performance are measured. The commissioning process provided operators with data and analytical and graphical tools to monitor and correct performance of systems on an ongoing basis, thereby improving the persistence of savings.
Key Center implemented a Solid Waste Management Policy to evaluate the building's waste stream and to divert materials from landfills by encouraging the reuse and recycling of items. Key Tower now recycles 65 percent of outgoing consumables.
Key Center believes that significant benefits for occupant health and comfort are attainable through indoor air quality protection. The outside air ventilation and exhaust systems are regularly inspected to verify that the equipment is operating properly. High-efficiency MERV 13 filters were installed to reduce the quantity of particulates that enter the air system.
