The Faciliteq building, once home to Sedano Auto Repair, has always been an integral part of downtown Las Vegas, Nevada. Having surpassed its services as an auto repair shop, the building was vacated in 2005 and sat empty before being purchased by Faciliteq owner Quentin Abramo in 2007. In late 2008, Faciliteq committed to certifying this building under the U.S. Green Building Council's (USGBC's) Leadership in Energy and Environmental Design (LEED) green building rating system for Existing Buildings: Operations and Maintenance (EBOM). This was a perfect fit with the current tenant, Energy & Environmental Solutions (e2), a green building consultant with offices in Las Vegas, Pittsburgh, and St. Louis. e2 has extensive knowledge of working in historical buildings and has over 42 million square feet of LEED project experience. In partnership, e2 and Faciliteq are working together to educate everyone that works and visits this building.
The building improved energy efficiency, reduced waste, and reduced water use by implementing the following strategies:
-- Improved water closets to dual flush and urinals to 0.125 gpf
-- Improved showerheads to 1.5 gpm, high performance
-- Eliminated all incandescent lighting, focusing on LED and CFLs
-- Implemented comprehensive purchasing programs for all building tenants
-- Strategized with local waste haulers to minimize waste and increase recycling
-- Implemented policies for all future rennovation work including elimination of all VOCs from paints, coatings, adhesives, and sealants for future work
The goals of the project included:
-- Earn the ENERGY STAR for superior energy performance
-- Reduce water usage by 20 percent
-- Achieve a LEED EBOM Silver Rating
-- Create more awareness of sustainability
-- Develop a sustainable maintenance and cleaning program
-- Provide ongoing education for staff and visitors
-- Create an enjoyable place to be and grow a business
-- Reduce employee absenteeism and increase employee retention
-- Improve indoor air quality
The overall results of the project were impressive, with the team achieving the following:
-- Over 30 percent better than typical office buildings in energy performance
-- Reduced annual water consumption by 33 percent
-- Recycling over 70 percent of ongoing consumable waste
-- Finalizing the LEED Silver Rating
-- Earned the ENERGY STAR
-- Created a 5-year plan for energy efficiency upgrades to continue improving performance
-- Implemented programs for green cleaning and pest management to eliminate all toxins used in the building
