11000 Richmond is a class "B" mid-rise atrium building located on Richmond Avenue in West Houston. The building is owned and managed by BMS Management, Inc. and houses tenants in the insurance industry, energy industry, software security, software programming, engineering, and mortgage industries. As of spring 2010, the building was about 80 percent occupied.
The Building Manager, Engineer, and staff are trained in energy efficiency practices, and have completed several energy efficiency improvement projects, including retrofitting lights to T-8 lamps both on the interior of the building and in the parking garage. Lighting timers and photocells are utilized with the exterior lighting. Timers are utilized on interior lighting in the common areas. Our security staff and tenants are also trained in energy conservation practices, and we participate in the "Lights Out Houston" program.
The building's HVAC system is controlled by an Energy Management System (EMS). Chiller units on the roof were recently changed out with new energy-efficient units.
Water conservation and energy practices extend to our landscapers, janitorial company, and contractors. Our janitorial staff utilize "green" cleaning supplies to clean our building.
We earned the ENERGY STAR for superior energy performance in 2009 and our goal will be to strive to increase our score in 2010 and the years to come and to continue to find new ways to conserve energy and recycle to keep up with the EPA recommendations and/or requirements.
