Owned, developed, and managed by Hines, Two Park Square is part of a master-planned multipurpose development in the heart of Uptown Albuquerque, NM. Designed by Skidmore, Owings & Merrill and completed in 1989, Two Park Square is a ten-story, 200,000-square-foot office building, and shares with its neighbor, One Park Square, a 43,000-square-foot retail arcade and a large landscaped plaza. The building entrance opens to an elegant marble- and granite-clad atrium, while balconies on the third and fifth floors provide pleasant views for tenants. Outside, Albuquerque's desert setting is richly evoked in Two Park Square's sandstone-colored pre-cast concrete cladding and warm-toned windows; trim, including window mullions, is painted a dark teal green, evoking the region's native evergreens.
Two Park Square earned the ENERGY STAR for superior energy performance as a result of both retrofitting and excellent energy management practices. Extensive energy savings are realized through the use of T-8 lamps and electronic ballasts throughout the property; in addition, lighting in Two Park Square's parking structure is controlled by solar sensors that reduce garage lighting when natural light is sufficient. Additional significant energy savings are achieved in the property's HVAC systems, which feature high-capacity outside-air intakes for cool-weather economizing--valuable in Albuquerque's desert winters, which often combine significant solar thermal load with chilly ambient temperatures. Hines energy managers have also worked to optimize the interaction between chillers, the cooling tower, and air handling units throughout the property.
