This two-story 64,000 square foot office building in Fresno, California was constructed in 1975. It was designed prior to California's adoption of energy standards in 1978 when energy was inexpensive and energy conservation was not the highest priority for building design. In 1999 the University of California negotiated a long-term lease for the building. The original HVAC system was designed prior to the development of personal computers and did not have adequate cooling capacity for the new tenants. At 25 years old, the HVAC equipment was well beyond its theoretical useful life and was costing $25,000 a year for repairs. In addition, the HVAC and lighting systems were very energy inefficient compared to systems and equipment available in 1999.
The design team included Marks Bloxom Architects, Inc., Patton Air Conditioning and Howe Electric all from Fresno, California. The University of California evaluated and accepted an option to replace the HVAC and lighting systems, and install a computerized building management system. Their decision made sense economically with California's high energy rates, but with the cost of energy escalating dramatically beginning in the year 2000, they are avoiding huge increases in energy costs.
Although the cost of gas doubled during the first year of operation, first-year energy costs averaged only $0.116 per square foot per month. PG&E estimates that modern office buildings' energy costs range between $0.10 and $0.21 per square foot per month but older buildings can cost $0.33. These numbers are all for energy rates in affect prior to the year 2000.
The new lighting system used T-8 lamps and electronic ballasts. The new HVAC system was variable air volume using 11.0 EER rooftop units with economizer controls.
Total energy consumption in BTU's for the UC Center dropped by over 27% for a one-year savings of $33,285, and this was with an hourly occupancy increase of 40%. In addition, the tenant avoided $25,000 in annual repair costs and received a PG&E rebate $4,115.
Besides qualifying for the 2001 EPA ENERGY STAR Label, the building was awarded an honorable mention in Contracting Business magazine's 2002 Design/Build Awards for HVAC retrofit/renovation greater than $350,000.
