Owned and managed by Hines, 50 Fremont is a Financial District complex consisting of a 42-story, 817,400-square-foot office tower, two adjacent retail buildings, and a handsome landscaped plaza. The building's design, by Skidmore, Owings & Merrill, includes stepped-back vertical bays at each corner, rising to a building crown that evokes the design of historic Art Deco skyscrapers. 50 Fremont's location provides spectacular views of the San Francisco Bay Area and is convenient to both freeways and public transit. Hines and the California Public Employees Retirement System (CalPERS) acquired the property in 2000.

50 Fremont earned the ENERGY STAR for superior energy performance as a result of HVAC and lighting retrofits. Base building lighting was retrofitted with low-wattage T-8 fluorescent lamps and electronic ballasts, while 85 90-watt lights in the lobby were replaced with 23-watt compact fluorescent lamps. 50 Fremont's HVAC systems take advantage of San Francisco's mild climate by using 100 percent outside air economizer (OAE) capabilities.
