One Detroit Center, managed by Portfolio Property Management Global, LLC, was designed by John Burgee Architects with Philip Johnson as design consultant. At 45 stories, One Detroit Center is Michigan's tallest building and makes the point explicitly clear with an exuberant gabled rooftop, enhanced by neo-gothic decorative spires along the ascending rooflines. Oversized windows on the facade play with One Detroit Center's scale as well, with fewer than 20 rows of windows cloaking more than twice as many floors. The property contains 950,000 square feet of net rentable office area, with 16,000 square feet of retail. In 1996, One Detroit Center received the Urban Land Institute's "Award for Excellence" in recognition of its outstanding design.
One Detroit Center earned the ENERGY STAR for superior energy performance as a result of a building systems re-commissioning and energy audit performed by Portfolio Property Management global, LLC which resulted in a complete building management system retrofit, installation of variable frequency drives (VFDs) on all of One Detroit Center's major air handling units, and a restructuring of the building's major equipment operation. These changes were implemented over an 18-month period beginning in January, 2008.
