The CH2M HILL South Building is a four-story, Class-A office property located in Englewood, Colorado, whose tenants are the employees of CH2M HILL, a global engineering, consulting, and construction firm. The building, constructed in 2002 as part of the CH2M HILL office complex, is managed by Wells Real Estate and is a property of Wells Real Estate Funds (Wells), a national purchaser and manager of Class-A office buildings across the U.S. As an official ENERGY STAR® Partner, Wells is committed to continuously improving its sustainable practices to create exceptional environments for tenants.

 

CH2M HILL realizes energy savings of approximately $150,000 per year through such initiatives as:

 

·         Reduced-wattage lamps installed throughout the building

·         High-efficiency lighting with electronic ballasts

·         High-efficiency motors with variable-frequency drives 

·         Dual-flush toilets 

·         HVAC and lighting on timers with nighttime shutdowns / HVAC and lighting on a Building Automation System with programmed start and stop times

·         High-efficiency glazing on glass 

·         Direct-expansion rooftop air-handling cooling unit with evaporative condensers

·         Summer and winter standardized temperature set points

 

In 2006, before Wells took ownership of the building, then-owner CH2M HILL was already making improvements to the building’s energy efficiency by installing improved building automation controls. When Wells took ownership in 2007, the new owner and tenant began an ongoing collaboration to improve the building’s energy profile. CH2M HILL’s facilities management team identified opportunities for improvement and implemented them with Wells’ approval. These improvements (listed individually above) ranged from re-lamping the building with high-efficiency bulbs to installing rooftop air-handling units featuring high-efficiency motors with variable frequency drives and indirect evaporative cooling units.

Some efficiency gains were accomplished through improved operations and maintenance and other low-cost practices. For instance, the team reviewed the property’s heating and cooling settings and increased efficiency by implementing standardized summer and winter temperature set points. Employees were instructed on how to manage temperature for individual comfort by adjusting existing louvered blinds and dressing for individual comfort levels, reducing the need for thermostat adjustment in individual areas.

 In 2009, Wells approached CH2M HILL about applying for the Energy Star certification. The CH2M HILL facilities management team assessed the South Building’s baseline energy performance benchmarking in 2008 using the ENERGY STAR Portfolio Manager tool returned a baseline rating of 84 — well above the 75 necessary to earn ENERGY STAR certification. Improvements were implemented, bringing the rating to its current 89. The CH2M HILL South Building was awarded ENERGY STAR certification in 2010. Two other buildings on the site also earned certification that year.

 

Since the initial benchmarking, Wells and CH2M HILL have continued to implement energy-saving measures as they are identified Sustainability is a highly valued tenet of both firms, and they have ongoing goals to further lighten the property’s environmental impact.

Communications:

CH2M HILL is reaching out to employees to spread the word that energy efficiency is good for the bottom line and the environment. The firm’s North American Environmental Management System publicizes the energy conservation measures and resulting savings throughout the firm. CH2M HILL also reports energy usage and resulting environmental impacts as a member of the United Nations Global Compact. The report, which is updated yearly, can be viewed on CH2M HILL’s website.
