Managed by Hines, 1001 Pennsylvania Avenue is a distinctive 14-story, 760,000-square-foot Class A office property located on Pennsylvania Avenue between the Capitol and the White House. The design, by the Washington, D.C. firm of Hartman & Cox, includes a setting-appropriate brick-and-limestone exterior incorporating a number of existing historic facades. The sophistication of this design includes dramatic setbacks at several levels, creating rooftop terraces with stirring views in several directions. 1001 Pennsylvania Avenue's lobby features an eight-story rotunda--with a historic clock--and four separate concourses, each handsomely clad in deep green and white Italian marble. Other amenities include a three-level underground parking structure, more than 43,000 square feet of retail, and exceptional Metro access: there are three stations within two blocks.

1001 Pennsylvania Avenue earned the ENERGY STAR as a result of lighting and HVAC retrofits and consumption-sensitive management practices. A lobby-lighting retrofit, for example, is saving 275,000 KWH per year. On the HVAC side, high-efficiency motors were installed on air handling units throughout the building; motors were also replaced on chilled water pumps throughout the system. In addition, the property's cooling tower has been replaced, bringing increased capacity, improved efficiency, and greater reliability.
