Built in 1988, Gatehall IV is a four-story office building comprised of more than 248,000 square feet of premier office space in Parsippany, New Jersey. Owned and managed by Mack-Cali Realty Corporation, Gatehall IV tenants cover a wide span of industries, including financial, pharmaceutical, advertising, and manufacturing services. The building features a lobby, with a carnelian and black granite floor and granite walls with cherry wood-trimmed fabric panels, that opens up to a four-story atrium highlighting a glass and polished granite waterfall.

Gatehall IV earned the ENERGY STAR for superior energy performance by completing various energy efficiency upgrades, including: 

• Employing energy-efficient systems and technologies, such as T-8 fluorescent office lighting, variable speed drive systems, double-pane glazed windows, high-pressure sodium exterior lighting, and building automation systems that incorporate optimal start/stop times. 
• Installing timers, photocells, and occupancy sensors in common area lighting, retrofitting lighting to utilize higher efficiency bulbs and ballasts, and analyzing and programming HVAC equipment to maximize tenant comfort at the highest level of energy efficiency. 

In addition to equipment upgrades, building personnel are trained to ensure that energy efficiency is part of their daily scope of responsibility. Senior management, property managers, and building managers review monthly reports detailing electric usage and cost, 5-year electric usage comparisons, and utility load profiles that track electric usage for peak/demand times. They continue to plan for further improvements that will reduce energy use and ensure existing equipment performs at a high level of efficiency.
