Owned and managed by Hines, Six Greenspoint Plaza is located in North Houston's prestigious 13.5-acre mixed-use Greenspoint Plaza development. The building is one of six Class A buildings, which together total more than 2 million square feet. Greenspoint Plaza had over 95 percent occupancy for the last 5 years. The buildings are connected by a covered walkway, which forms the storefront overhangs for the three one-story retail centers between the office buildings.
Six Greenspoint Plaza, built in 1987, is a 356,469-square-foot 14-story tower designed by PGAL and constructed of steel-reinforced poured-in-place concrete. The exterior walls are a combination of painted aluminum panels with a bronze glass curtain wall, providing superior energy and shading co-efficient factors. The vision glass is dual-pane for noise abatement and highly efficient insulating qualities. The curtain wall system has various architectural reveals and setbacks which serve to break up the visual line of the floors (each of which is approximately 12 to 13 feet tall). The east and west building elevations also contain sawtooth corners. Vestibule entrances clad in granite, stainless steel, and glass are located on the north and south sides of the building. The covered walkway off the south side entrance of the building provides continuity with the adjacent 11,063-square-foot Gallery III retail center. The northeast side of the building has a covered walkway to Garage 5 and 6.
Six Greenspoint Plaza earned the ENERGY STAR for superior energy performance as a result of extensive retrofitting to elements of the property's energy-consuming infrastructure. In an ongoing retrofit, lighting fixtures in approximately 25 percent of the property are being replaced with high-efficiency T-8 fluorescents, which create constant energy savings versus the previous fixtures. On the HVAC side, air-handling units have variable frequency drives (VFDs) that allow their operation to correspond closely to actual demand; fans in the cooling tower have VFDs as well. Overall, energy consumption at Six Greenspoint Plaza is monitored and managed with a new computer-controlled energy management system, helping building managers to track and react to any changes in energy consumption.
