10 St. James Avenue is a 565,758-square foot building situated at the gateway to the Back Bay neighborhood. Completed in 2000, 10 St. James Avenue is a 20-story Skidmore, Owings & Merrill modern office tower. The Property is a Class A office complex with retail and restaurant space in Boston's most fashionable neighborhood. Built to the highest institutional standards, the Property enjoys a premier location one block from Boylston Street and the Arlington Street T stop, with many offices overlooking the Boston Public Garden. Additionally, the buildings majestic Galleria evokes classic European shopping passages and connects the St. James Avenue and Stuart Street entrances while creating an inviting common area for tenants and guests. The Property also incorporates a four-level, 400 space underground parking garage that provides direct access to the Galleria.

HVAC systems are controlled by a centralized Invensys/ENE Systems Energy Management Control System. All main lobby and Galleria lighting is controlled by a Lutron programmable lighting control system. All base building air handling units, as well as the cooling towers and the circulating water system pumps were installed with Variable Frequency Drives. The original building design included the installation of water side economizers on all base building air handling units, thereby utilizing colder outdoor air temperatures to make chilled water out of our condenser water to eliminate the need for mechanical cooling. 

In 2008, the building is upgrading the ventilation system in the 400 car parking garage with a DDC controlled CO level monitoring system. The system is comprised of 21 sensors controlling 16 ventilation fans. In addition to the CO level monitoring system, VFD's will be installed on each fan for added electrical savings.

Also in 2008, motion sensors will be installed in all mechanical rooms, janitors closets, and electrical closets.

All restroom fixtures are equipped with water conservation/restrictive devices.
