The Norfleet 1 is a 1-story light industrial building located in Sky Ranch Business Park, Caldwell, Idaho. Total of 10800 sq. ft warehouse with approx. 850 sq. ft of built-out offices, some the amenities include, an employee lounge, showroom space, fire sprinklers, heated shop, heated and air conditioned offices.
The building, constructed in 2007, is owned and managed by Norfleet Developments L.C. Norfleet Developments, with the help of local architectural and engineering firms, has designed and constructed the building. They used the company funds for the project financing .The team followed the USGBC guidelines consulting the LEED handbook version 2.2 for New Construction to help achieve superior energy performance.
The Norfleet team worked closely with the Idaho Design Lab on implementing the day lighting, electric lighting, HVAC, and other high performance, sustainable practices into the building design. Norfleet has also consulted with the Idaho Power representatives and used the ID power calculators while working on the energy savings model, as well as utility cost incentives for the tenant and tax incentives for the developer.
Norfleet was able to leverage utility incentives and receive rebates from ID Power for such parts of the building as occupancy sensors, LED lighting, compact fluorescent lighting, and T5 lighting. In addition, the lighting needs were minimized by installing the sky lights in the whole shop and office area, as well as occupancy sensors in bathrooms.
The sustainable/high performance components were used in the following areas of the project: the building envelope, roof, lighting, AC/Heat, fixtures and appliances, low E windows, plumbing fixtures, etc.
Some of the creative upgrades for the project include stained and polished concrete floors in the office and showroom area, full kitchen with ENERGY STAR certified appliances, and full insulation throughout the perimeter of the building
Norfleet Developments also educates their tenants and employees about the importance of responsible energy use, which not only benefits their finances but helps protect the environment. Norfleet has applied and earned the ENERGY STAR certification for this particular project in October 2008, earning 100 points, with a national average of 50 points.
Norfleet Developments is the first builder in the state of Idaho to construct an ENERGY STAR certified industrial space. Norfleet 1 was one of the first projects built in the Sky Ranch business park in Caldwell, and remains to be one of very few industrial buildings built to such high standards. The next step is to get a LEED certification for an existing building, and at this point Norfleet team is proud to be working on the process of LEED certification for the project, at the Silver or Gold certification level.
After completion of the project, the team held an open house for the local business owners, real estate, and building professionals with more than 400 invitees. The event was covered in the local news, as well as print media. Norfleet is a proud member of Caldwell Chamber of Commerce, and has received recognition from the Chamber members as well.
Norfleet Developments L.C is a green builder, as well as a capable general contractor for LEED and Energy Star certified commercial construction. Norfleet is a licensed electrical contractor and plumbing contractor, who specialize in both new energy efficient construction and retrofitting existing buildings to ENERGY STAR and/or LEED standards, increasing energy savings and sustainability.
The company helps both building owners and tenants decrease their utility bills, gain equity, and receive federal tax and utility credits and incentives for the upgrades installed.
