Nine Technology Drive is a two-story, Class-A office building located in Westboro, Massachusetts. The building, constructed in 1992, is managed and owned by Columbia Property Trust.

In 2006, a new energy management system (EMS) was installed at the site. This system is a great tool to help manage utility expenses on a daily basis and maintain the HVAC systems. The building has 12 rooftop HVAC units, including ten 60-ton units and two 70-ton units, ensuring ample capacity to heat and cool the building. One 60-ton unit was replaced in 2009. Each rooftop unit has a variable frequency drive (VFD) to help it operate efficiently. A well that supplies the irrigation system saves the property thousands of dollars a year in water and sewer expenses; the site does not pay to water the grass or shrubs.

Management has been able to reduce the amount of electricity used in the building’s unoccupied space. In the first seven months of 2010, the unoccupied area has used 162,000 fewer kWh compared to the same period in 2009, which amounts to a savings of almost $32,000.
