Measures taken to improve ENERGY STAR rating at Capitol Place.
 
a. Raised Chiller Outside Air Temperature Lockout from 55 to 62 degrees, 64 degrees if cloudy. Enables free cooling of building with outside air until temperature greater than 62.
 
b. Raised Lead Chiller Chilled Water Supply Temperature from 45 to 48 degrees. Reduces electrical demand from Chiller.
 
c. Raised Lag Chiller Outside Air Lockout Temperature from 82 to 92 degrees. Reduces electrical demand form Chiller.
 
d. Edited and wrote reset schedule for Main Supply Fan Static Pressure control based on Outside Air Temperature and Average Building Temperature. Supply Fan Static Pressure was set at a constant setpoint of 2.5 inches. Program now resets Supply Fan Static Pressure to 1.5 - 2.2 inches. Reduced electrical demand from Main Supply Fans.
 
e. Lowered Boiler Firing Setpoints from 180low\160high fire, to 150low\130high fire. Reduces Natural Gas demand.
 
f. Lowered Floor Heating Fan Enable setpoint from 74 to 72 average floor temperature. Reduces electrical demand from running heat fan and reduces heating load on Boilers.
Further reduced Floor Heating Enable Setpoint to 70 degrees during period of low heating demand.

g. Editing Floor Heating Fan Coil Unit programming to reset supply air temperature based on OSA and Average Return Temps. Locked out Heating Fan Coil Unit operation if Boilers are not enabled.
