The building is a typical tilt-up construction containing large banks of single-pane windows. To minimize energy loss through the windows, SCI installed roll-up shades that allow visibility and light exchange while partially insulating the windows. In addition, most of the office space is furnished with workstations adjacent to or near the south facing windows; therefore, the shades also moderate radiant heat entering the workstations while reducing glare from the sun. To capitalize on the abundant natural light, SCI implemented a behavior modification program to encourage staff to reduce the use of fluorescent lighting during the brightest times of the day and use task lighting at desks to provide localized lighting where needed. Lighting sconces installed on walls utilize compact fluorescent bulbs, and all ceiling fixtures utilize high-efficiency T8 bulbs. Occupancy sensor lighting switches have been installed in most workspaces to turn off lights in individual zones after 10 minutes of inactivity in the space. In the rest rooms and kitchen, sensors turn on the lights automatically upon entry into the space, and turn off within one minute of inactivity. Lighting in other areas, such as storage and filing areas, is controlled manually and is used only as needed.
The SCI offices include a large storage and document production area occupying approximately one quarter of the upper story. This space is maintained with minimal climate control because it is normally unoccupied. An ample skylight provides general lighting to the area and prevents the need to turn on lights each time the room is entered.
The main conference room is regularly used for staff and client meetings and interviews. This space is located on the north side of the structure with a full bank of windows, which are covered with the same type of semi-transparent shades used elsewhere throughout the building. In the conference room, the shades are normally kept closed for insulation purposes (primarily to prevent heat loss, because the sun has minimal contact with these windows throughout the day). During meetings, the shades are raised and the lights are turned off or "staggered" to take advantage of natural light.
During build-out of the interior, SCI managed the construction process to ensure energy-efficient and resource-saving appliances and fixtures were used. Each sink has a tankless hot water system for hot water on demand. An ENERGY STAR qualified dishwasher and refrigerator were installed, as were water-saving toilets. In addition, all windows and doors were installed with weather stripping.
Individual thermostats are located throughout the building in separate work zones. SCI audited each zone and adjusted the timers of each thermostat to most effectively manage temperatures within each zone, taking into account fluctuations caused by the sun's movement across the building. The timers were set so that the HVAC system does not operate during non-business hours.
SCI conducted an audit of all its plug loads, including computers, printers, copiers, servers, and kitchen appliances, and compared total estimated plug loads each month with actual utility bills. Based on this data, SCI implemented a program of shutting off all computers at the power strip at the end of each work day. SCI is also experimenting with power strips on timers to ensure that power strips are turned off during non-work hours. Most computers and monitors have been replaced with newer models that are energy-efficient and also contain "sleep mode" functionality. Older printers and monitors are turned on only when needed.
Based on the results of the internal energy audit, installation of monitoring equipment, adjusted HVAC timers, and implementation of the "behavior modification" programs described, SCI achieved an energy performance improvement of 4.8 kBtu per square foot between January 2008 and September 2008. This improvement enabled SCI to earn the ENERGY STAR in 2008 for superior energy performance. SCI will continue to look for ways to increase energy savings and reduce its environmental footprint in the future.
