Originally constructed as a high school in 1935, Irwin Avenue Open Elementary School was converted to an elementary school in 1969. In 1995, the building was renovated, expanded, and reopened with 104,597 square feet in the facility. The windows and doors were upgraded to double-pane units with effective seals. The mechanical system was converted to a four-pipe unit-ventilator system with several small air-handling systems for open classrooms. The boilers were also replaced, and chillers were added. The full-size gymnasium was refurbished and is used by the Mecklenburg County Park and Recreation Department on nights and weekends.

Since renovation, the school has been relatively consistent in its energy use. When the energy management team noticed a gradual increase in the electricity usage 3 years ago, they investigated and replaced a chiller in the spring of 2009. That replacement reduced the school's electricity use to its lowest since 1998.

A preventative maintenance program, consisting of periodic chiller and boiler checks and quarterly air-filter changes, has been in place since 1998. The team believes this has prevented the energy increases generally seen in programs without checks.

Finally, the teachers, staff, and students play a large part in the school's energy conservation. They are conscious of lighting, tolerant of days when the temperature is not quite right, and mindful of doors and windows being left open.

For 2009-2010 school year, energy use data have been communicated to the school each month. The energy use for 2010 has been below last year's level every month, with the exception of January and February, which the energy management team attributes to an unusually cold winter.
