4940 North 118th Street

When the staff at Morrissey Engineering began building its new headquarters at 4940 N. 118th St., we were committed to designing a facility that was not only environmentally friendly but created an aesthetically pleasing and extremely functional environment that allows our staff to be comfortable and highly productive. The 15,580-square-foot building meets some of the highest performance standards possible for energy efficiency and environmentally friendly practices. It also features many green amenities that provide additional conveniences to our employees as well as an aesthetically pleasing work environment that includes a manmade pond with water fountain, skylights, and 8-foot-tall windows that provide direct views of the outdoors for more than 90 percent of our staff. Some of the other amenities include recycling stations, bike storage, showers with changing rooms, and preferred parking for fuel-efficient vehicles and carpools.
The building also includes an abundance of energy-reducing components that are helping our company realize approximately 40-percent savings in utilities. These include low-flow plumbing fixtures, daylight harvesting, occupant-sensing lighting control, a wind turbine for renewable energy production, reflective roofing and parking lot paving materials to reduce heat absorption, the use of recycled building materials, and the recycling of rainwater through an on-site pond for irrigation.
As a result of the building's many high efficiency elements, the 4940 Building ranks in the top 10 percent of comparable buildings in the country for energy efficiency as determined by the Environmental Protection Agency's (EPA's) ENERGY STAR energy performance score for buildings. Morrissey Engineering's staff also have the capability to closely monitor the building's performance through individual metering of the mechanical systems, lighting, plug load, and wind turbine to ensure it is running at peak efficiency.
Morrissey Engineering's 4940 Building is the first building in Nebraska to be awarded LEED? Platinum certification by the U.S. Green Building Council. Platinum certification is the highest level of LEED certification achievable. The certification recognizes the building's creative use of high performance standards that meet guidelines set by the Leadership in Energy and Environmental Design (LEED) rating system. Morrissey Engineering provided the mechanical, electrical, and technological design services for this building. Contributors to this project included Sinclair Hille Architects, who provided conceptual design; Holland Basham Architects, the architect of record; and Meyers Carlisle Leapley Construction Co., the general contractor.
At Morrissey Engineering, designing and retrofitting high performance buildings that combine the best of architecture and engineering to achieve an aesthetically pleasing, environmentally friendly, and highly functional space is our area of expertise. This certification validates our unique qualifications to provide our customers with designs that meet the industry's highest level of operational efficiencies, environmental performance, and customer satisfaction.
