The Urban Centre is comprised of two Class A office buildings in the Westshore district of Tampa, Florida, offering approximately 570,000 square feet of rentable space. Built in 1983 and 1987, the buildings house both retail and office tenants including government contractors, banking institutions, investment firms, and law and accounting firms, and are among the largest office buildings in the Westshore district.

An emphasis on energy management and sustainability is standard practice at Urban Centre. The on-site Jones Lang LaSalle management team continually applies no- and low-cost energy efficiency measures including an enhanced preventative maintenance program and optimized HVAC start/stop times.

As part of ongoing energy management efforts, several upgrades have been completed. A new building automation system with direct digital contrls (DDC) helps enhance energy efficiency and controllability of building systems. Low-flow aerators are being added to restroom faucets, which reduces both water and energy use. Other energy-efficient technologies contributing to the buildings' high energy performance ratings include variable speed drives on HVAC equipment, T8 and compact fluorescent lighting (CFL), and LED exit signs. Additionally, a recycling program for occupant waste was recently implemented.

Building owner TIAA-CREF, a multiple-year ENERGY STAR Partner of the Year award winner, has a strong commitment to energy efficiency and a portfolio-wide strategic energy management program.  


Property management communicates with tenants about energy efficiency and sustainability, providing energy-saving tips via newsletters to help them maintain the Urban Centre's superior energy performance.
