11 Times Square is a model of energy-efficient architecture design in New York City. Owned by SJP Properties, the 962,000-square-foot building will house both offices and retail space. SJP partnered with FXFOWLE Architects to design a Class A commercial development that is both sustainable and marketable to potential tenants. Having extensive experience in designing LEED-certified buildings, FXFOWLE worked with SJP to set performance goals early in the design phase.

Both SJP Properties and FXFOWLE chose to integrate EPA’s Target Finder in their overall approach, to set quantifiable and achievable superior energy performance goals. The design rated at 91 (out of 100) in Target Finder and is the largest project to achieve Designed to Earn the ENERGY STAR in New York City as of May 2008. 11 Times Square completes the 42nd Street Development Project’s efforts to revitalize the area of 42nd Street and Times Square. It will also be a major step in the renewal of 8th Avenue and the adjacent environmentally-friendly New York Times Building, also designed by FXFOWLE.

One of the tower’s green features—unique to skyscrapers in New York City—is exterior sunshades that reduce glare and provide thermal comfort. The building also has a high-reflectance roof, a spectrally selective low-iron Low-E glass curtain wall, and an energy-efficient mechanical system that reduces the building’s energy consumption. Ninety percent of the spaces will be naturally lit. To further improve energy performance, Building Management System (BMS) will control and monitor mechanical systems to ensure optimal performance.
