BUILDING OPERATION

An essential element of certifying building performance is energy use benchmarking through measurement and verification (M&V). The purpose of M&V is to: 1. verify the results and impact from implementing the energy strategies and technologies; 2. quantify energy savings from specific measures; and 3. track energy use over the life of the building. EPA's Portfolio Manager is designed to validate and document energy performance and determine the carbon impact of the building.

Action Items

  • Communicate the energy target of the design to the M&V team and ensure that the team understands specific performance expectations for the new building.
  • Measure and verify that all building systems and major components are operating to meet the occupants' needs and energy performance goals.
  • Document how actual energy performance compares to the design.
  • Use EPA's Web-based Portfolio Manager to track and rate annual energy consumption. Portfolio Manager uses the same EPA energy performance rating as Target Finder.
